Trader Joe’s Coming to University Heights as Anchor of John Carroll’s Gateway North

A new Trader Joe’s is on the way to University Heights, and it comes with a story much bigger than a grocery store announcement. The specialty grocer will anchor John Carroll University’s Gateway North project, a mixed-use retail and residential complex envisioned as a hub for JCU students and the greater University Heights community. The project is located at Fairmount Circle, bordered by Warrensville Center Road, John Carroll Boulevard, and Milford Road. What Was There Before The high-density expansion replaces a former Mr. Tire auto shop and a dilapidated BP gas station. The site was also previously home to approximately a dozen homes that were owned by John Carroll University. The Gateway North Development The Gateway North project has been in the works since 2022 and received approval from University Heights City Council in December 2024. It consists of 157,000 square feet of gross building area, with 27,940 square feet dedicated to retail space. The project will also include 351 residential units, providing a total of 355 beds. Parking plans call for 301 spaces designated for residents and 186 for visitors. While Trader Joe’s will take up the majority of first-floor retail space, three or four additional retail spaces are currently being framed out on the side of the building facing John Carroll Boulevard. No additional tenants have been announced. NEO’s Fourth Trader Joe’s This will be Trader Joe’s fourth location in Northeast Ohio, adding to existing stores in Mentor, Westlake, and Woodmere. The new location will be just four miles north of the Trader Joe’s on Chagrin Boulevard in Woodmere, already a major draw for that area. University Heights Mayor Michael Dylan Brennan noted the Woodmere store “couldn’t be busier,” suggesting the new location may help ease congestion at that existing store while serving an entirely new customer base. Opening Timeline and Store Details Mayor Brennan confirmed the store is scheduled to open in 2026 and will be approximately 15,000 square feet. Groundbreaking for Gateway North was scheduled for February 2026, with the aim of completing the project by the fall semester. Trader Joe’s has not shared exact opening dates, but the company says shoppers can check each location’s announcement page at traderjoes.com for updates. A ‘Food Oasis’ for University Heights Mayor Brennan framed the arrival of Trader Joe’s within a broader vision for the city, noting that University Heights is the second most-densely populated community in Cuyahoga County, with about 14,000 people living within just under two square miles. He said the city will soon have five grocery options, including Whole Foods, Heinen’s, Target, and the incoming Aldi and Trader Joe’s. “In urban areas, you often hear about food deserts, and University Heights is going to be a food oasis,” Brennan said. Part of a National Push The University Heights store is one piece of a much larger national expansion. A company representative confirmed the nine newly announced locations are part of 21 stores across 13 states that Trader Joe’s plans to open over the next six months. The company’s Neighborhood Shares program will be part of each new store, donating 100% of unsold but still fit products to local non-profit organizations daily.
