Brecksville's Valor Acres Takes Shape With Hotel, Corporate Campus and Dining

BRECKSVILLE, Ohio — Brecksville is in the middle of one of the most significant economic transformations in its history. Where the VA Hospital once stood, a new era for the city is taking shape at Valor Acres, a reimagined center for community, innovation, and connection located at the corner of Miller and Brecksville Roads. The 90-acre mixed-use development is led by DiGeronimo Companies in partnership with the city, transforming what was once vacant land into a walkable community where residents can live, work, and socialize. The project began construction in 2021 and is progressing in phases. Through a strong public-private partnership with Brecksville, DiGeronimo Companies secured over $12 million in state funding, implemented a Tax Increment Financing program, and established a Community Entertainment District to attract top-tier restaurants and employers. Sherwin-Williams Anchors the Development The development’s largest and most prominent tenant is already open. Sherwin-Williams moved about 900 research and development employees to the new Morikis Global Technology Center at 6701 Miller Road in Brecksville, relocating from the Breen Technology Center in downtown Cleveland and from the company’s Warrensville Heights facility. The building is now fully occupied and was the first major employer to relocate to Valor Acres. CSA Group to Build North American Headquarters The second major employer is already signed and set to break ground. CSA Group, a global provider of testing, inspection and certification services, announced it will relocate and expand its U.S. Head Office to Valor Acres. The new facility will span over 290,000 square feet and include both testing laboratories and offices for hundreds of employees, designed to address the evolving needs of its global manufacturing customers. Developed by DiGeronimo Companies, the $102 million project will retain 180 jobs and create 81 new positions. CSA Group is relocating from a cramped space in Independence. Site preparation work is expected to begin soon, with substantial completion anticipated in early 2028. CSA Group signed a 20-year lease, and Brecksville and DiGeronimo had been in negotiations with the company for two years prior. “CSA Group is an exceptional addition to Valor Acres and a powerful affirmation of our long-term vision for this development,” said Vic DiGeronimo, CEO of DiGeronimo Companies. “We are proud to welcome their team and look forward to partnering to deliver a campus that supports their mission while contributing to a destination where innovation, community, and opportunity intersect.” As a result of the project, CSA expects to create 97 full-time-equivalent positions, generating more than $9.2 million in new annual payroll. Hotel With Rooftop Bar Coming in 2027 Visitors will soon have a place to stay at Valor Acres. A six-story AC Marriott Hotel is under development at the site. When completed in early 2027, the hotel will have 136 rooms and a rooftop bar. The hotel is planned by DiGeronimo Development LLC, Crawford Hoying LLC and Shaner Hotel Group. The Port of Cleveland awarded $32 million in taxable lease revenue bonds for the $42.9 million project. “Our goal is to create a destination where guests can enjoy world-class hospitality while being surrounded by the destination retail, fine dining, and luxury residential offerings,” said Kevin DiGeronimo, principal at DiGeronimo Companies. “This boutique hotel is a key addition that enhances the upscale living experience and strengthens the sense of community that Brecksville is known for.” Dining and Retail Round Out the Experience Valor Acres is not just a corporate hub. The development is filling in with dining options designed to draw residents and visitors from across the region. Two upscale restaurants, Masu by Dante Boccuzzi and Flour by Chef Matt Mytro, opened on the first floor of the DiGeronimo Companies headquarters building. Masu offers both fast-casual lunch options and an upscale dinner experience, featuring authentic Japanese traditions and fresh fish. The Post pub was the first drinking and dining establishment to open in the Valor Square area at the intersection of Brecksville and Miller roads. Primer Coffee and Cocktails is also open at Canvas. The full development plan includes over 150,000 square feet of retail and restaurant space, a freestanding grocery store, and the Canvas luxury apartment community with more than 200 units. A Development Nearing Completion Mayor Daryl Kingston offered a big-picture view of where the project stands. “After CSA goes in, though, Valor Acres is about done,” he told residents during his State of the City address in February. The development has already yielded results including 98% multi-family occupancy, the retention of high-value regional jobs, and the attraction of major tenants like Sherwin-Williams and Hylant Insurance.
