SOLON – The Solon Planning Commission approved a site plan for industrial expansion and a residential privacy fence variance during its June 10 meeting while advancing regulations for cannabis-related businesses.
Industrial Development
Zircoa Expansion Gets Unanimous Approval The commission unanimously approved a site plan for Zircoa Inc. at 31501 Solon Road to make permanent improvements to their waste processing system. Jim Collal, representing Zircoa, explained the company had been using a temporary process that reduced trucking needs by 60 to 70 percent by weight.
The permanent installation will include six fret tanks and a filter press, with the press housed in a new building while tanks remain outside with containment berms. The project aims to reduce material transport costs and improve efficiency at the industrial facility.
Residential Matters
Privacy Fence Variance Narrowly Passes Robert and Betty Evans of 6765 Solon Boulevard received approval for a 25 percent fence aggregate opening variance in a 4-1 vote. The couple requested the variance to install a privacy fence similar to those found on tennis or pickleball courts to block views of the adjacent Roxbury School parking lot and ball diamond.
Commission member Mr. Bentley cast the dissenting vote, citing police chief recommendations that fences maintain 25 percent openings for officer safety during pursuits. However, other members supported the request since it only affects one side of the property and maintains visibility for law enforcement.
Because the vote was not unanimous, the Evans must attend the June 16 city council meeting for final approval.
Tabled Items The commission tabled two agenda items due to insufficient information. Applications for 6482 Dorset Lane and 33601 Outley Park Drive were postponed while applicants work with city departments to provide additional details.
Cannabis Business Regulations
Public Hearings Scheduled The commission scheduled public hearings for June 24 to consider new regulations for vape shops and marijuana dispensaries. The proposed amendments would modify zoning code definitions and supplemental regulations for non-residential districts.
Mayor Krause praised the proactive approach, stating the regulations aim to prevent the city from being “overrun with dispensaries and vape shops” while remaining mindful of legal requirements for zoning and permitted uses.
Community Events
Upcoming Activities Announced Mayor Krause announced two upcoming community events:
- Juneteenth concert featuring Carlos Jones and band at Bicentennial Park, June 19 at 6 p.m.
- Pride Day celebration at the community center, June 22 in the afternoon
The mayor noted last year’s Juneteenth concert was sold out and praised Carlos Jones as “an awesome musician.”
Other Business
Community Living Facility Praised Commission Chair Mr. Greenspan highlighted the recent grand opening of Solon Community Living, calling it an “incredible event.” He noted Solon was the first city in the country to change zoning to accommodate such facilities for adults with learning disabilities.
Greenspan shared that parents can now take vacations for the first time in decades, knowing their adult children will receive proper care. The facility allows families peace of mind that their loved ones will be cared for permanently.
The next planning commission meeting is scheduled for June 24, with applications approved at this meeting advancing to the June 16 city council meeting.
