Twinsburg Business Owner Addresses Concerns About Issue 44 Rezoning

Self-storage facility planned for former Blue Top Motel site

Doyle Stutzman wants Twinsburg voters to know he is not planning to build a data center on the former Blue Top Motel property.

The president of Compass Computer Group addressed Twinsburg City Council during its Oct. 28 meeting to clarify his intentions for the property and ask for support of Issue 44, which would rezone the site from C2 commercial to I1 industrial.

“I’m not building a data center,” Stutzman told council members and residents. “I don’t have the room for it. Even if I merge neighboring properties, we don’t have the electric power available in that part of town.”

Instead, Stutzman said he plans to construct a self-storage facility once the rezoning is approved.

Property History

Stutzman has owned and occupied the neighboring Compass Computer Group building since 2008. The property is located at the intersection of Depot and Ravenna roads in the city’s industrial and commercial area.

The former Blue Top Motel has been closed for more than six years and produces no income for the city, Stutzman noted. He said his main reason for purchasing the property was to eliminate a threat it presented to his adjacent business.

“Blue Top Motel was well known by the Twinsburg Police Department and Fire Department,” Stutzman said. “They were called there often for drug dealing, drug deaths and many other things.”

He described how Twinsburg police would monitor the location from inside his building, climbing stairs to watch with cameras. Officers from surrounding communities and Summit County drug enforcement would also appear in the motel’s driveway and his parking lot during operations.

Surrounding Zoning

Most neighboring properties are already zoned I1 industrial, Stutzman said. The property he owns next door is zoned C2 and houses both Compass Computer Group and Destiny Church.

A Twinsburg resident since 1976, Stutzman noted his history of rehabilitating local properties. He said he has lived in both the city and township over the years and previously renovated a former one-room Twinsburg schoolhouse.

Self-Storage Plans

Stutzman told residents that self-storage facilities have minimal impact on road traffic and would provide a secure storage option for Twinsburg residents.

He said he expects to hire two employees for the facility and emphasized his commitment to the community.

“I know some people are rightly concerned of taxes for the city,” Stutzman said. “As a long time resident of Twinsburg, I pay my taxes like each of you. I expect to hire two individuals and they too will pay taxes. I have no plans to leave the city that I love.”

The rezoning would allow the property to be merged with the adjacent I1 industrial parcel.

Voters will decide on Issue 44 during the Nov. 4 election.
